Important: Deadline to submit an offer is on 05/27/2012 at 5:00 pm.  ALL Offers will be presented 05/27/2012 after 5:00 pm, NO negotiation of contracts or terms before that.

1-Property was occupied by the original and only owner, an elder lady, and is now and has been vacant for almost two years.

2-There has NOT BEEN ANY DEATHS on the property.

3-This is a Regular Sale (no Short Sale, no REO) home is completely Paid Off (no loans)

4-Property is Vacant GO DIRECT, there is a blue IBox at the front porch handrail.

5-Please leave your business card on the property and please be kind, don’t forget to close all doors and turn off all lights.

6-We are still in the process of cleaning the property; it would be cleaned by COE

OFFER INSTRUCTIONS

Please note, your offer will not be submitted to seller without the following:

1. Include a 1 page Offer Summary with your offer

2. Offer must be written on the latest version of the CAR contract dated 04/10 (look at the bottom of your contract to verify this before writing)

3. An All Cash Offer would be preferred, but financed offers are also welcomed.

4. If your client is obtaining an FHA or VA loan please check the appropriate box on Page 1 of the Contract, Paragraph 3C-1.

5. Property is to be sold As-Is, absolutely no repairs, no credit for repairs nor any other credit will be provided.

6. Include a copy of the Pre-approval letter for your client

7. Include a copy of deposit check. DO NOT use the increased deposit

8. Include Verification of Funds (copies of bank statements equal to or greater than down payment)

HOW TO SUBMIT YOUR OFFER

1. Scan and Email the signed offer and all the required documents as a PDF document.

2. Please do not fax offer. FAXED offers will not be reviewed.

3. Please write Offer /Property Address in subject line of your email and send to: jesus@jesusRflores.com

RESPONDING TO YOUR OFFER

1. Once your offer has been received, you will receive an email confirmation that your offer has been received usually by end of business day.

2. ALL Offers received will be presented on 05/27/2012 after 5:00 pm, NO negotiation of contracts or terms before. Response time from seller on offers is 3-5 days. I will contact each agent that submitted an offer immediately upon acceptance, rejection or counter to your offer.
